The Miami-Dade Fire Rescue Department Fire Prevention Division is responsible for the Certificate of Occupancy (CO) inspections for all commercial buildings, whether it's new construction or remodeling of existing construction.

Only commercial buildings, including apartment buildings and town homes, will be inspected. Single-family homes are not inspected.

New construction inspections performed:

When you request an inspection, have a Miami-Dade County Permit, fire application or municipal number ready. Inspections requested before 4 p.m. are performed the next business day and are subject to availability of personnel.

If you have any questions or would like to schedule a new construction meeting, please call the Captain on duty. Meetings will be scheduled for a weekday, from 8 a.m. - 4 p.m. In order to apply for an inspection, the occupant or contractor must have a permit card and a set of plans that have been stamped and approved by Miami-Dade Fire Rescue. The contractor or his/her designee must have the permits and plans on site at the time of all inspections. A Fire Alarm System Agent (FASA) card must be posted and on site at the building entrance, advising of the date and time for fire alarm inspection and testing. Any outstanding fees must be brought current before requesting an inspection.
